Estate works, repairs and maintenance update (Mar ’25)

An update on small estate works, repairs and maintenance from this month…

Grounds works on Palace Road and Bushell Close

The works to fix the water leak on Palace Road by Despard House, were left in a dangerous mess by Lambeth contractors. This morning PRERA volunteers filled in the holes, levelled the ground with mulch, and put down grass seed. Thank you!

PRERA have also informed and provided evidence of the sub-standard works to our Neighbourhood Housing Officer at Lambeth.

Resident volunteers have also levelled and put down grass seed on x3 locations on Bushell Close; on one location to repair damaged caused by Lambeth works contractors, and two locations to fill large holes made by foxes.

Bin reinstated outside the HIVE

PRERA have got the litter bin outside the One Stop shop put back after it disappeared in the last few weeks. We originally requested it last year, and it has been successful in reducing the littering in that area. (We then also reminded Lambeth a week later that they actually needed to empty it!)

Leaks on Bushell Close

Two water leaks on Bushell Close were fixed this month. Thames water came to fix the leak flowing out on the pavement on the right at the start of Bushell Close (which may have been an issue for a while) . There was a second leak outside the front door of 39 Bushell Close which was fixed by to Lambeth Responsive Repairs.

Tree works order

The tree work order on the Holm Oak on Bushell Close is still pending, however (at PRERA’s request) Jack from Lambeth’s tree team very kindly came with his pole pruners and cut the tree back off 39-52 Bushell Close block.

Dangerous uncovered service hole reported and resolved

PRERA discovered and reported a very deep concrete lined service hole that was uncovered on the grass next to Christchurch Road. The hole is now covered.

HIVE Cafe update

The HIVE Cafe is currently awaiting sign off from both their insurance provider and local planning permission to enable them to instal shutters on the building. Once this has been authorised, the windows will be replaced, and they will be able to re-open within two weeks. They will keep us updated once they have a confirmed date, and hope that it will not take too much longer!
