All leaseholders on our estate pay for their ground rent, heating and hot water, and their contribution to communal cleaning, lighting, and maintenance works for their block and the estate through a bill called ‘service charge’. Some Freeholders also pay a service charge for communal estate cleaning, lighting, and maintenance works.

Documentation from Section 21 / 22 requests
PRERA are also legally entitled to ask for more information about Actual Service Charge Bill. Our Secretary emailed a Section 21 request to Lambeth in the Autumn of 2024. As of February 2025 we are still awaiting a reply. Once received we will add the documentation into the GDrive folder link Actual Service Charge Bill documentation from Lambeth.
Resident working groups
Palace Road Estate Residents have created block working groups to work through the Block Service Charges documentation for their blocks. The groups can share findings on the Estate Service Charges as the gross figures for those should be the same across the estate.
PRERA resident volunteers do not have the capacity to look through bock charges from every block on the estate. If your block currently has no working group please speak to your neighbours and create one. If you create one please let PRERA know so we can keep track.
